In the fall of 2017, my brother approached Michael McDougall regarding listing our mother’s 1950’s bungalow in Oshawa that had been her home for 59 years. Michael visited the home which was in original condition, had not been upgraded but was well maintained and on a large lot. Michael suggested a listing price based on his extensive knowledge of the market and his assessment of the house. Michael’s strategy was to sell the house in its “as is condition” after my mother had moved to a retirement home. His team provided modest staging, signage, the MLS listing, staffed the house for 2 or 3 days of open houses and counselled all brokers to “bring your best offer” as there would be no negotiations but simply the best offer would be accepted 1 week after the listing went on the market. Michael was particularly sensitive to the feelings and emotions of our 96 year old mother who was having a difficult time with the whole idea of selling the family home. His professional, candid and strategic advice made the entire transaction seamless. Michael and his team made several practical suggestions to our family related to the sale. Michael spoke personally with several agents and brokers who represented buyers submitting offers and kept us informed throughout the entire process. As a family we were invited to review offers at Michael’s office at the time offers were to close. Michael and one of his staff presented us with 20 excellent offers, the best of which was unconditional, had a large deposit, short closing date, and was significantly over the asking price. Between acceptance of the offer and closing, Michael’s staff was most helpful in addressing administrative issues between ourselves, the purchasers and their agents. We believe Michael and his team to be professional, knowledgeable, thorough, helpful and with a strong commitment to customer service.
